How high are the units?

A. The internal height to the eaves is 7m. The height below the mezzanine floor will be 2.7m.

What is the floor space of the mezzanine floor?

A. The units at Eurotech Park can be specified with a half-mezzanine (as standard) or full mezzanine. The half-mezzanine is c.700 sqft, the full mezzanine is c.950 sqft.

What is the total floor space at ground level?

A. The ground floor floor space of most single units at Eurotech Park is 1,000 sqft.

What type of lighting will be fitted as standard?

A. The units will be fitted with a security light and external estate lighting. Other lighting will be part of tenant fit out.

How much parking space does each unit have?

A. Each unit at Eurotech Park has 4 allocated parking spaces plus a loading area.

Will the units have internet?

A. Yes. The units will be fitted with fibre broadband.

Terms & Conditions

How much does each unit cost?

A. The cost of the standard specification (i.e. core features) with a 1,000 sqft unit starts at £155,000.

Are the units freehold or leasehold?

A. The units are sold with long leasehold interest (999 years). There will be no ground rent.

Is there a service charge?

A. There is a small service chare of £1psf per annum. This will be used to maintain the estate to a high level, to maintain security and for estate management.

Are you able to rent me a unit?

A. Yes, we may be able to rent you a unit or to put you in touch  with a landlord looking to rent a unit. Please get in touch for pricing and to discuss the opportunities available.

Can the units be purchased within a pension scheme (e.g. SIPP or SSAS)?

A. Yes, it may be possible to purchase one of our units through a pension scheme, rather than borrowing from a bank. This is a tax-efficient approach whereby your pension scheme owns the trading premises and your business (or another business) leases it from your scheme; rent goes directly into your pension.

A. Yes, if you purchase one of our commercial units as an investment we will do our best to put you in touch with potential tenants.

When will the units be available?

A. The units are due to be complete in November 2020. Please get in touch for further detail.
